As a Beaconsfield plumber, I’ve come to learn that no two houses are quite the same. One day I’m working in a Victorian cottage in the Old Town, the next I’m fitting a new bathroom in a modern family home near Wilton Park or sorting a leaking pipe in Forty Green.

After years of working in and around Beaconsfield, there are a handful of plumbing problems that come up time and time again. Some are little more than an inconvenience, while others can quickly become expensive if they’re ignored.

Here are the plumbing issues we see most often and when it’s worth calling a local plumber.

1. Leaking Taps That Just Won’t Stop

It usually starts with the occasional drip.

Then it becomes every few seconds until you’re lying awake listening to it at night.

A dripping tap might not seem urgent, but over time it wastes a surprising amount of water and can leave marks around sinks and baths. In many cases it’s simply a worn washer, ceramic cartridge or valve that’s reached the end of its life.

If tightening the tap hasn’t helped, it’s usually best to have it repaired before the leak gets worse.

2. Toilets That Keep Blocking or Running

A blocked toilet is something nobody wants to deal with.

Sometimes it’s simply a blockage, but if the same toilet keeps blocking, there could be an issue further down the waste pipe.

We also see plenty of toilets that constantly run after flushing. Not only is the sound annoying, but it can waste hundreds of litres of water over time.

If plunging doesn’t solve the problem or your toilet won’t stop filling, it’s worth getting it looked at properly.

3. Cold Radiators Even Though the Heating Is On

One of the first calls we get when the weather turns colder is:

“My heating is on but some of the radiators are still cold.”

Quite often the problem is trapped air, which can be fixed by bleeding the radiator. If the radiator stays cold at the bottom, however, there’s a good chance sludge has built up inside the system.

Older heating systems around Beaconsfield are particularly prone to this.

Sometimes a single radiator needs attention, while other homes benefit from a professional power flush to clean the entire heating system.

4. Poor Water Pressure

Low water pressure can make everyday jobs frustrating.

Showers become disappointing, taps take forever to fill the sink and appliances don’t work as efficiently as they should.

Sometimes the cause is outside your property, but often it’s something within your own plumbing system, such as ageing pipework, a faulty valve or an issue with a shower pump.

If you’ve noticed your shower pressure getting steadily worse, we can usually diagnose the cause fairly quickly.

5. Burst Pipes During Cold Weather

Every winter we receive emergency calls from homeowners who’ve come downstairs to find water pouring through the ceiling or pooling across the kitchen floor.

Frozen pipes expand as the water inside them freezes. When they thaw, they can split without warning.

If you ever suspect a burst pipe:

  • Turn off your mains water supply.
  • Switch off your heating system if it’s safe to do so.
  • Call a plumber as soon as possible.

The quicker the leak is stopped, the less damage your home is likely to suffer.

6. No Hot Water

Running out of hot water never seems to happen at a convenient time.

Depending on your home, the problem could lie with the boiler, a hot water cylinder, a cold water storage tank or the controls that manage your heating system.

Many older homes around Beaconsfield still have traditional vented systems with cylinders and tanks, while newer properties are more likely to have combi boilers.

Finding the cause is usually much quicker than guessing.

7. Plumbing Problems After Buying New Appliances

A new washing machine or dishwasher should make life easier, not leave you with a leak.

We regularly help customers who’ve had appliances delivered only to discover they need new pipework, replacement valves or professional installation.

Having everything connected properly from the start helps avoid leaks and gives you peace of mind.
